Choosing an agent so sell your home is a very important decision.  You should select an experienced agent who is familiar with the area with a positive track record for selling homes in the area, with the resources available to maximize exposure, identify and target the most suitable qualified buyers, and sell your home based on its most positive attributes.

The most important step is identifying the optimal list price.  There is a fine line between pricing too high, and risking your home becoming stale on the market, often times selling for less money, and under pricing your home and losing out on your home’s equity.  Proper pricing is of ultimate importance.  I will prepare a market analysis to show you what similar homes have recently sold for, how long they took to sell, and show what other homes perspective buyers will be seeing in addition to yours.  The end result or this analysis should show an acceptable listing price range which will culminate in a successful sale which nets you the most proceeds possible.  Additionally, I will make recommendations to make your home sell for more money, or reduce marketing times.

Once a price and other terms are determined, I will prepare a listing contract, help to estimate your proceeds, and assist you with filling out the necessary disclosure forms and other required documents necessary to put your home on the market.  Dozens of professional quality digital pictures will be taken as well, placing as many as 20 of the best photographs on various advertising mediums. 

Once this is complete, I enter your home not only into the multiple listing service to target buyers working with real estate agents from all firms, but also into the other top real estate websites.  Realtor.com is the top real estate website in the United States.  Your home will not only be on this website, but will be a Showcase Listing which means that your home will appear before the others meaning more web traffic for you.  Zillow.com is currently the next most visited independent website dedicated to Real Estate.  Your home will be featured here as well, and with Zillow, I am a “Zillow All Star” due to my number of contributions to the site, which translates, again, into added exposure for you.  Trulia.com is another huge site. Like the “showcase homes” on Realtor.com, your home will appear at or near the top of the lists as a “featured listing” as well as exposure from local spotlight ads on the site.  Not only will your home be on these high traffic websites, it will be PROMONENTLY DISPLAYED on each.  These are premium services which are not typically subscribed to by other agents.  I will even have your house appear on some of my competitor’s websites.  In all, your home will be able to be viewed on more than 100 different websites.

Professional print ads and flyers will be prepared as well for distribution to relocation buyers, other real estate professionals, target mailings, brochures at your home, and for email advertising campaigns.  Each will be prepared to make your home shine, and be distributed to the people most likely to have interest in your home.

I set up showing instructions with you, and utilize a call center to assist in scheduling showings for your home.  You will be notified for all new showings and receive email confirmation with specific  showing times and dates.  I will also pass along any feedback from perspective buyers with you, and can prepare reports, and charts to help us make any adjustments if necessary.

We also enter your home into a proven effective advertising rotation which consists of ½ page color local newspaper ads, home magazines, additional internet advertisements, exposure to relocation buyers, real estate agent open houses, and other great methods.

Once we find an interested buyer and procure an offer, I will first see if there are any other interested parties who may have seen your home, then help negotiate the best terms, navigate our way through any home inspection issues, obtain any necessary homeowners association or township required documents, and of course help with settlement documents.  After settlement, I’ll follow up to see if you have any post settlement questions, and you will receive a survey to rate my service, and the service of CENTURY 21 Alliance.  My goal is always to receive a perfect score.  I hope to have the opportunity to earn your business, and add you to my list of hundreds of satisfied customers.
